Karen West owns Bridal Falls, a charming self-contained, 100-year-old holiday cottage in Leura, in the NSW Blue Mountains. The free-standing French provincial-style cottage has a bedroom with spa, gas log fire, courtyard with barbecue and a sunroom overlooking pretty gardens. The sunroom is suitable for children to sleep. The kitchen has full oven, microwave and hotplates, and there is a washing machine. A breakfast hamper is included.

Karen had two cottages and a couple of years ago she had two last-minute cancellations which caused her a financial strain. She searched the Internet to offer the cottages at a discounted rate, but had no success.

She has since sold one of her cottages and dedicated her efforts to setting up, and it's going great guns. is Australia-wide and so far has over 800 properties listed, mostly small, but big hotels are showing interest.

It makes sense that an owner would rather have occupied accommodation at a lower rate than it just sitting empty. Guests are winners too, as they benefit from up to 60 percent off the rack rate.

It takes around 20 seconds to find availability in the area of your choice. The site lists B&Bs, house boats, chartered yachts, caravan parks and five-star hotels. Whatever sort of holiday you fancy, you will probably find it on Karen's site which is up-dated every day.

Bridal Falls Cottage is $245 a night for a minimum of two nights. Last-minute reservations cost 190 a night for a minimum of two nights.
